As the **Global Workplace Solutions, Workplace Operations Director LATAM**, you will enable high performance, reliability, and operational excellence of the TCCC global workplace locations, amenity services, regional experience, asset and infrastructure management.
This role is an active member of the regional networked team accountable for working together to provide efficiency, effective and experiential workspaces to the business.
In coordination and full collaboration with the GWS Networked Organization and Operations Capability Center, the Region Operations Director is responsible for creating and leading a culture of safety, customer service, associate experience, compliance, and quality at the Region level.
You will direct the third-party partner operations, activities, and resources for all workplace related services across offices, labs, manufacturing, and warehouse locations as assigned.
This includes the delivery of best-in-class workplace service delivery, asset management, and asset renewal/OPEX and Capital Planning.
**Service Delivery**
At the Region level, the Director will lead, deliver and manage third party partners for Asset Management, Facility Management and Amenity, Records, Automobile, and Food Service in accordance with GWS agreements, SLAs, expectations and aligned with standards as developed by GWS Capability Centers.
The Director will be responsible for:
- Working with the networked team to create and deliver the regional annual business plan, including OPEX and CAPEX.
- The accurate forecasting and reporting of financial and operational performance.
- Facility Management services and operations.
- Environmental Health and Safety (EH&S) for all workplace locations and partners under remit.
- Efficiently running amenity services in a globally scaled way with a regional focus balancing the investment to the experience for our associates
- Drive the effective records and storage strategies for the region.
- Execute GWS strategies and programs at the Region level.
- Manage escalations within region through proper GWS networked teams.
**Asset Management**
In coordination and collaboration with the GWS Global Asset Reliability Manager, deliver and lead the execution of region and site level Asset Management & Reliability programs and processes, to effectively increase equipment/system reliability and compliance.
Through partners, coordinate the use of other engineers, technicians, and resources to accomplish the objective of cost-effective Asset Management & Reliability improvements for asset maintenance and projects.
**Asset Renewal/OPEX and Capital Planning**
In full collaboration and coordination with the GWS Asset Reliability Manager, manage and deliver the multi-discipline building condition assessments at the regional level including manufacturing, lab, office, and retail locations as assigned.
Document and prioritize asset and building conditions, document findings in the BCA database.
Compile and prioritize portfolio wide findings to inform short
- and long-range capital planning and lifecycle asset management programs.
Becoming an active participant in the maintenance of the 5-year strategic plan around infrastructure and interior priorities.
Manage and deliver commissioning activities for all upgrade, renovation, and construction projects which may include, but not limited to, PM job plans, reviews for maintainability, critical spares, documentation, etc.
**Basic Requirements**:
- University Bachelor's Degree
- 10+ years business experience in relationship management
- 5+ years corporate real estate managing a large HQ environment
- 5+ years corporate real estate across broad geographies
- The position benefits from an understanding of multi-country dynamics within company; therefore, potentially multi country experience would be preferred
