What this job involves Provide support to the Operations Manager, by being an expert on the building´s operational and technical needs.
We are currently seeking a dynamic individual for the role of Workplace Operations Coordinator to join our team:
**Location**: SAnta Ana, Costa Rica

**Work schedule**: Monday to Friday, 8:00 am to 5:00 pm.

**Work model**: On site

**Contract Type**: Indefinite-term

What is your day to day?
Manage the office operations activities, including financial aspects, technical, maintenance, item description for purchases, supplier management and office assets.
Develop a work plan to ensure an excellence operation, with elaboration of performance metrics and problem resolutions (CPI / KPI) in a clear and objective manner.
Follow in a clear and objective way the risk procedures of the site, according to the local rules and policies of the client.
Develop maintenance and service providers according to the client's model.
Manage the facilities of the office, implementing contracts in the areas of cleaning, air conditioning, access control and maintenance.
Guarantee compliance with the forecast during the fiscal year.
Ensure the quarterly accuracy of + -2%.
Assist the Facilities team with the fulfillment of the objectives of the budget and financial control.
Achieve the savings goals set by the Facilities Manager.
Control Open Items entered in the SAP system.
Conduct inspections to ensure that the maitenance provider is complying with contractual obligations to the customer.
Identify customer benefit opportunities, in contractual terms, that provide savings to the budget.
Identify new opportunities for service improvements.
Be familiar with the operation and the scope defined in contract with the maitenance service provider.
Verify that the maitenance service provider complies with HS&E material standards and procedures.
Ensure that the Good Receipt of the invoice is created in the established period.
Elaborate periodic reports of the activities carried out in the maitenance service.
Conduct periodic audits of contractors.
Ensure that the standards of quality of care and customer service are met.
Monitor monthly the exit and entries of employees, updating the OVSM system.
Support the audits (CSA) to the team of requisitors.

Desired experience and technical skills
Fluent English
Minimum of 5 years of professional experience in the industrial area or operations management in Facilities
Technical knowledge in buildings and offices, in the areas of Civil Maintenance, Electrical, Hydraulics, Air Conditioning, Generators, Nobreaks, Work Safety and fleet management.
Strong interpersonal skills to manage suppliers and technical situations.
Strong communication skills (written, spoken, presentations).
Ability to manage multiple and complex office operations scenarios in a daily routine.
Ability to understand and interpret business contracts - ability to manage cost sheets.
Ability to solve ambiguous and complex situations.
Strong skills to work in engineering, technical and financial scenarios.
Computer skills (software and hardware).
