What this job involves
We are currently seeking a dynamic individual for the role of Project Manager to join our PDS team:
**Location**: San José, Costa RicaColombia.

**Work schedule**: Monday to Friday, 8:00 am to 5:00 pm.

**Work model**: On site.

**Contract Type**: Indefinite-term.

This role is responsible for performing medium-to-Large scale corporate/retail, high complex fit-out projects undertaken by PDS with special focus on all Project Development Phases from Initiation/Planning, Design, Procurement, Execution and Close Out phases adhered to the guidelines and best practices standardized by the Client and JLL. Duties could be undertaken in JLL or client's offices.

ROLE AND RESPONSIBILITIES
Provide clear communication and coordination of the project in coordination and direction of the SPM and PMO
Maintain strict control of the work, costs and schedule of the project.
Coordinate and lead all activities between client, IT, consultants, architects and others
suppliers.
Carry out the Risk Assessment of the Client, to have a real diagnosis of the conditions of the
project both in construction processes, temporary storage of materials.
Establish requirements to test and receive EHS committed systems prior to
the corresponding delivery.
Supervise and control builders and suppliers
Provides guide for the preparation of quotes and purchases.
Supervise the construction work and integration of suppliers.
Ensure uniformity of processes, high standards, quality and general conduct.
Take actions directly related to risks or technical difficulties.
Act proactively to correct any deviation from the schedule to
minimize impacts.
Generally ensure schedules and budgets
Lead the risk management processes and mitigation strategies including the plan of
Specific EHS designed by the Builder to ensure the planning and response of
potential emergencies diagnosed in the project, including medical emergencies.
Prepare and support weekly meetings with LT clients.
Ensure full compliance with the objectives, structuring and implementation of processes
management, reports and adequate controls.
Coordinate the hiring and commissioning processes of technical teams.
Responsible for approving negotiations with suppliers and recommendations to the client.
Guarantee compliance with the Client's Compliance policies.
Carry out the value engineering processes to guarantee the highest cost benefit of the
approved budget.
Stop the work processes at any time if you observe a justifiable deviation in
the work schedule, any indication of risk, any lack in the construction process
and / or quality.
Manage, coordinate and control the delivery of projects regarding technical installations from inception to completion.
Support the project team, take control and manage through all stages of the project from initiation & planning, design, procurement, construction and completion & close-out stages of the project.
Work with the constraints of the project and deliver to meet all time, cost, quality, health & safety requirements of the project.
Communicate the needs requirements and constraints of the Client.
Represent the Client throughout the duration of the project.
Manage and coordinate the work of all consultants & contractors appointed to the project.
Manage and liaison with the building landlord and all authorities' agencies for matters related to the project.
Represent and promote the company throughout all projects.
Contribute to the achievement of the company and department's profit targets.
Contribute and support the regional project teams when needed.
A good degree of experience and competence in the following areas will be required for this role: Programming and scheduling of work activities throughout all stages of the project. Budget and cost planning, cost management.
Design management and coordination of all design phases as an integrator to the A&E Team.
Risk Management.

**Requirements**:
Bachelor Degree from an accredited institution in Architecture or Civil Engineer.
3-4 years of experience as a Project Manager in the construction area.
Upper-intermediate level of English.

Desired skills
Ability to regularly communicate analyzed data to client and team to achieve project goals.
Strong working knowledge of architectural drawings and furniture and space planning concepts.
Highly organized with strong analytical skills.
Team player
Strong interpersonal skills with an ability to interact with executive level external and internal clients as well as external team members (architects, contractors, client's representatives, etc.).
Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to budgeting, scheduling, submittals, change
